Mortgage Crisis Explained

Still sick. Had a miserable weekend. You don't want to know how bad it was. It would be way too much information. Going back to the doctor tomorrow and I'm taking Cindy with me to browbeat him. She's a nurse. She speaks the language. She's also very assertive.

Since I don't have any words of wisdom, here is an explanation of the subprime mortgage meltdown. Got it from Dick.

Damn. Sorry you're feeling so under the weather, Denny. That sucks. I hope they can isolate it and get you some good meds tomorrow.

The "meltdown" .ppt has been making its way around my circles. Yeah... among others I predicted it years ago, and there're so many culprits. I put most of the blame on (big surprise!) the feddle gummint.

Hell. Some people should NEVER own a home. And besides, renting has its advantages.
Kinda like leasing vs. buying a car. I've always bought. I'm starting to re-think that one!

I want a Volvo SUV -- lease $399 compared to $600 payments. I don't get attached to vehicles and trade them in about every three years.

I'm so sorry to hear you're not well. Hope the doctor finds the bug and the remedies. So glad you have a good nurse to go with you. I did that for my friends too. Things move faster that way. There's probably a cyber-sign that I could put here. But you know how ignorant I am with acronyms and emoticons!!! I'll just say: I pray that you get well fast. I care.

Mo K and Vicki - beware. the leasing companies own the cars when you lease them. if the ownership was such a bad deal why are they doing it? I leased 2 cars at the same time. huge mistake. the honda I bought at the end of the lease and wound up paying on it for 8 years. the suburban I had to write a $4500 check at the end of the lease for miles and wear and tear. miles were my fault. they screwed me on the wear and tear. best car deal? buy a one year old gently used one that is certified (100kish warranty). You get about 40% off the car that way.

Big Den, feel better soon! Don't enter into a lease deal on a car, it will make you more sick in the long run. Not worth it.

Car Lease/Buy......

Way back in 1989 I was going to purchase a new ford F150 pickup....My salesman (personal friend) told me the following, Ford had a new red carpet lease promotion which if you lease for three years & then buy it, the total out of pocket cost to lease/purchase will be over $1000 less then to finance a purchase thru a conventional car loan.He said this deal would certainly be changed once people figured it out.
There were certain qualifiers ....First you could not exceed the aggregate mileage allowance or you would pay thru the nose & if you did not purchase the vehicle any wear or tear damage would also be costly.The real key was a commitment to actually purchase the vehicle or the lease payments were just rent & no advantage would be gained.
Friend or no friend , I was skeptical & went to my bank & set down with another friend who went over the numbers with me for the red carpetlease/purchase deal, a Ford 36 month car loan & what the bank would charge me for the same car loan.Well it was true , the red carpet lease/purchase was indeed lower in actual dollars then a conventional car loan By $1200 over a Ford loan & $1025 versus what my bank could do.
I jumped on the deal & even had my wife get a new car at the same time, about 3 weeks later Ford Motor Company changed their Red Carpet leases to eliminate the loophole as their Conventional car loans were already suffering.This did not affect the deals I had already worked out though.
In 1993 when it was time for another new truck, conventional loans were back as the most advantageous for total out of pocket cost.It is not often you get a chance to go one up on a Car Dealer but because of some inside info I was able to do so.I still send my friend a case of his favorite brew every birthday & continue to arrange my purchases for new trucks with him.
